We actively work with corporate clients to house their visiting work force (at the comparable rate of vacationers), and we are the only firm who uses Seo optimized landing pages to target specific, under served demographics that visit savannah (thus capturing market share, and continued revenue) Most companies will charge 30-50% of your rental income in exchange for
● providing you with a “fullservice management solution”- but fail to deliver. They also charge huge commissions for on-theground    services that have nothing to do with convincing travelers to book your rental. Our straight-forward approach to vacation rental management means you get steady performance and unrivaled guest experience− all for a low, straight forward 20% of gross. We do not nickel & dime our property partners.

A. We are striving to be the Low Countries favorite vacation rental operators with our guests and property owners alike- but there are a few things weʼre sticklers about:

  • Your property must be clean & attractive, with its furnishes must be nice ,comfortable, and stylish. We love unique properties!
  • You must have the appropriate short term rental permits from the city and homeowners association (if applicable)to operate your property as a short-term rental. If your property is zoned T1 or T2- we can assist you in getting you license in ANY area of Savannah.
  • We are currently unable to accommodate timeshares or properties located outside of metro savannah and Tybee Island Georgia.
  • And frankly, we like to evaluate the personal style of the property owner to make sure their personality style AND their property will be a good fit for our company. We are forming a partnership so all parties must be on the same page!

A. Essentially Mt Royal Vacations operates as a non-site specific hotel company, so that on the surface we operate just as a hotel operates. Your rental will appear on the major marketplaces for vacation rentals: VRBO, HomeAway, Airbnb, FlipKey, hotels.com, Expedia.com, Booking.com, and TripAdvisor. We will also be marketing your property to specific demographics through SEO marketing, and specific corporate clients.

A. itʼs very important to answer traveler inquiries within minutes – or risk losing the booking!! We respond quickly to every inquiry, pitch your property to past guests, and confirm reservations on your behalf. This is a hands off for the property owner. Our staff available by phone, email, and live chat 7 days a week – including nights and weekends. Our Property managers are able to answer questions about your rental using the information weʼve gathered during the onboarding process. After the initial onboarding is complete , our staff will not need to contact you.

A. All bookings are confirmed using a credit card, and you net revenue guest payments will be released to your bank account once per month, along with a monthly property report.

A. Yes! Mt. Royal manages all pre- and post-stay communication with our guests.

A. Of course! You are most welcome to reserve your Property for personal use at any time as long as your property is open during your desired dates. However, if youʼre planning to use your home for the majority of the year, our service might not be the best fit for you.

A. You can get started by speaking with a Property manager and completing a brief homeowner application, which helps us determine if Mt. Royal is the place for us. Youʼll then sign up by agreeing to our terms and conditions, providing some basic details about your property. Once the paperwork is completed, youʼll meet your Onboarding Manager, who will take you through a detailed onboarding call. This is where we get indepth on everything there is to know about your property so we can field inquiries and answer questions on your behalf. During the onboarding call youʼll set up an appointment for professional photography. Weʼll cover the cost of the shoot, but we do ask that you follow our guidelines for preparing your property to ensure we get great results. Once we have the photos, weʼll send all your details over to our Marketing team, who will build a professionally optimized listing for your property, complete with your professional photos, a great description, all your property details, and dynamic nightly rates. Weʼll then show you your new listing for final approval. If everything looks good, our team will begin fielding traveler inquiries and confirming bookings on your behalf! The entire process takes about one week for owners who are ready to have their properties photographed right away
